This Restored, 19th-Century Building Is Now One Of London’s Most Anticipated Luxury Developments, 8 Eaton Lane
One of London’s most anticipated luxury residential developments, 8 Eaton Lane, will be completed in less than a year. Located in London’s posh Belgravia neighborhood, the development is a restoration of a Grade II-listed historic building that was once the first serviced apartment building in the city in 1863.
In fact, the grand building is part of the original Grosvenor Estate, private land dating back to the 17th century. It was commissioned by the Marquess of Grosvenor as the Belgrave Mansions, a private residential building with ground-level boutiques, not too different from today’s 8 Eaton Lane. The Belgrave Mansions were home to many notable families during this time and was the first example of apartment-style living with high-touch services and central to London’s many attractions. 8 Eaton Lane is one of the last remaining parts of the Grosvenor Estate to be restored.
Today, 8 Eaton Lane has 42 luxury residences ranging from $4.6 million to over $18 million (or £3.75 million to over £15 million) and will be completed in 2024. The development, similar to when it was conceived, will have seven retail units on the ground level. There are many ties to British history. Its ornate facade was originally designed by Thomas Cundy III and drew inspiration from the Parisian styles of the French Second Empire and the New Louvre. It features mansard roofs, stone dressing, red brick, and ‘oeil-de-boeuf’ windows, a highly decorative European style. The facade was restored by architecture firm PDP London, who also designed the residences; meanwhile, the interior architecture was completed by design studio Millier London. The design pays homage to French-meets-English sensibility, with renaissance-style architectural detailing and a classic British elegance.
The interiors are inspired by Victorian-era residences, yet crafted with modern-day materials. Marble, engineered oak, limestone, metal accents, and fluted craftwork are found in each residence.There are high ceilings, whimsical terraces, and French doors and windows that let in plenty of natural light. There are ornate wood floors, crown moldings, soaring ceilings above 10 feet, marble fireplaces, and spacious rooms perfect for entertaining. Many residences feature offices or a study, eat-in kitchens, and bedrooms with ample storage space.
Residences range from one to five bedrooms, including duplex penthouses, all of which overlook Buckingham Palace and the historic Grosvenor Gardens. Millier London crafted each home with expert detail with subtle ornamental touches and restored heritage detail, reminiscent of its 19th-century history. Amenities include a pool, gym, spa treatment rooms, a theater, and business suites. More than 20% of the residences have been sold during pre-launch sales, and the penthouses will be revealed later this year. Some of the penthouses will feature two-story layouts with even more spectacular views over the gardens and other nearby sights. The homes are perfect for those with families, as there are many shared amenities and options for larger layouts.
